PUBLIC NOTICE

MORTGAGE FORECLOSURE SALE

Default having being made in the payment of the indebtedness secured by that certain mortgage dated August 20, 2015 executed by Perry E. Curry an unmarried man, in favor of Mortgage Electronic Registration Systems, Inc. solely as nominee for Trustmark National Bank, said Mortgage being recorded August 25, 2015, in Mort Book 484, Page 859, in the Office of the Judge of Probate of Butler County, Alabama; having later been assigned to Trustmark National Bank by instrument recorded in Book 506, Page 93, in the Office of the Judge of Probate of Butler County, Alabama. Said default continues and notice is hereby given that the undersigned, Trustmark National Bank, under and by virtue of the power of sale contained in said mortgage, will sell at public outcry to the highest bidder for cash at the main entrance to the County Courthouse, Butler County, Alabama on 02/16/2022, during the legal hours of sale, the following described real estate situated in Butler County, Alabama, to-wit:

PARCEL ONE; Begin at a point on the South side of the Georgiana and Avant Public Road, about 20 feet South of the Northwest corner of Northeast Quarter of Southwest Quarter of Section 26, Township 8, Range 13, which point of beginning is the Northeast corner of the property known as the Skipper lot, run thence South along the West line of the said Northeast Quarter of Southwest Quarter 798 feet to the Northwest corner of the property conveyed by Sam Armstrong to Rutledge Todd and Eunice Todd on September 24, 1951, by deed which is recorded in the Probate Office of Butler County, Alabama, in Deed Record 97 on page 609, run thence East along the North line of the Todd lot 500 feet to the Northeast corner of the Todd lot, thence North 568 feet to a point, thence West 400 feet to the Southwest corner of the property conveyed by Sam Armstrong to Tilford Blackmon, August 2, 1949, by deed which is recorded in the Probate Office of Butler County, Alabama, in Deed Record 81 on page 496, run thence North along the West line of the Blackmon lot 230 feet to the Northwest corner of the Blackmon lot, thence West along the South side of the Georgiana and Avant Public Road 100 feet to the point of beginning, being situated in and lying on the West side of Northeast Quarter of Southwest Quarter, Section 26, Township 8, Range 13, including all improvements thereon.

PARCEL TWO: Beginning at the Northeast corner of the lot known as the F. B. Skipper lot which point of beginning is the point where the South line of the Georgiana and Avant Road crosses the West line of the Northeast Quarter of the Southwest Quarter of Section 26, Township 8, Range 13, running thence along the South line of said road 272 feet, thence South 210 feet for a starting point; thence East to U. S. Highway 31, thence South 20 feet along the right of way of Highway 31, thence West to the William Hubert Nichols lot, thence North 20 feet to the point of beginning, being a part of the Northeast Quarter of the Southwest Quarter of Section 26, Township 8, Range 13, including all improvements thereon. This paragraph intends to describe a 20 foot strip of land.

THIS PROPERTY WILL BE SOLD WITHOUT WARRANTY OR RECOURSE, EXPRESS OR IMPLIED AS TO TITLE, USE AND/OR ENJOYMENT AND WILL BE SOLD SUBJECT TO THE RIGHT OF REDEMPTION OF ALL PARTIES ENTITLED THERETO.
